Background Checks

Tenant Application and Property Management Policies

Thank you for your interest in our rental properties. Please review the following guidelines to understand our application process, eligibility criteria, and rules for tenants.

 

 

 

Age Requirements

  • Single-Family Residence or Duplex: The minimum age to rent is 21 years old. Applicants aged 21-24 may be required to purchase a renter’s bond depending on the property.

  • Multi-Family Units: The minimum age to rent is 23 years old.

 

 

 

Application Fee

  • The application fee is non-refundable.

  • It is the applicant's responsibility to review the qualifications, availability, and timing of vacancies before submitting an application.

 

 

 

Applications for All Adults

  • Each adult (18 and older) who will live in the home for more than 7 nights per calendar year must submit a separate rental application and pay the application fee.

  • Applications are required for all adults in the home, and we do not run background checks until applications for all adults have been submitted.

  • A valid ID must be attached for all adults (18 and older) residing in the home.

Co-Applicants

  • Each adult (18-69 years old) must submit a separate application because each person must consent to and pay for their own background check.

  • If multiple applicants are involved, the lowest credit score among applicants will be used to determine the security deposit.

 

 

 

Co-Signers

  • We do not accept co-signers.

 

 

 

Commercial Vehicles & Equipment

  • Vehicles used, insured, or registered for commercial purposes (including those with commercial placards or wraps) are strictly prohibited from being operated, stored, or parked on the properties we manage.

 

 

 

Dependents

  • If you have an elderly parent living with you as a dependent, they do not need to submit an application, but we will need a copy of their ID.

  • Children under 18 do not need to apply.

 

 

 

First Come, First Serve

We process applications on a first-come, first-served basis. The first approved applicant or family to:

  1. Sign the lease

  2. Pay the deposit

  3. If the unit is vacant, pay rent now or if occupied, pay rent by the "Available Date"

  4. If multiple applicants are approved, the highest financially qualified applicant (based on credit, income, and reserves) will be given the first opportunity, provided they act quickly.

 

 

 

Maximum Occupancy

  • The maximum occupancy is one person per bedroom, plus one additional person.

  • If two individuals are under age 10, the maximum occupancy can increase by two people.

 

 

 

Pre-Approval

  • Applicants may get pre-approved by applying on our vacancies page and stating what they are looking for in the comments.

  • Pre-approved applicants will have priority when new vacancies are posted.

 

 

 

Pre-Paid Rent

  • Tenants are welcome to pay rent in advance, but this does not change any underwriting guidelines or result in discounted rent.

 

 

 

Reserving a Home

  • We do not reserve homes in advance. We take the first approved applicant who requests a lease, signs it, pays the deposit, and begins paying rent when the home becomes available.

 

 

 

Retired / Financially Free Applicants

  • Applicants with bank or investment account balances that exceed three years' rent do not need to provide proof of income. Instead, they should upload:

    1. An original PDF from their financial institution showing the account balance.

    2. A signed letter authorizing us to verify the funds.

  • If selling a home, a closing statement from the attorney or title company may be submitted in place of the bank statement, provided we can verify the information.

 

 

 

Section 8 & Government Assistance

  • We do not accept Section 8 or other forms of government assistance.

 

 

 

Self-Guided Tours & Showings

  • Applicants must view the inside of a property before renting.

    • Vacant Homes: Call to arrange a self-guided tour.

    • Occupied Homes: Get pre-approved, and we’ll meet you for a showing.

 

 

 

Smoking

  • Smoking is not permitted inside any home, apartment, or garage.

  • Smoking is also prohibited near open doors or windows.

 

 

 

Unauthorized Occupants

  • Anyone who will spend more than 7 consecutive nights or 14 total nights per lease term must apply, qualify, and sign a lease.

  • Unauthorized occupants must vacate within 3 days of discovery.

  • A $100 Unauthorized Occupant Fee will begin accruing daily until they vacate. If they fail to vacate, all residents must leave voluntarily within 14 days, and an eviction will be filed.

  • We perform quarterly maintenance on every property, so unauthorized occupants are likely to be discovered.

 

 

 

Working From Home

  • Telecommuting and clerical work are allowed.

  • Any other business activity is prohibited.

 

 

 

Zero Tolerance - Criminal/Drug Activity

  • We have a zero-tolerance policy for drug use, violence, and criminal activity. If any illegal activity is witnessed or suspected, law enforcement will be notified immediately.
