Vacant?
If the home is vacant, we'll:

Purchase and install a fixed lockbox on the garage door frame, typically 5' up and on the left side.

Take marketing pics, marketing video.

If you don't already have them, we'll install Kwikset smart locks to avoid the locksmith expense during turnovers.


Current tenant?
If you already have a tenant, that's fine with us! We will help them get signed into AppFolio, so they can pay rent & request maintenance.
Marketing
If vacant, we will list your home for rent on 50+ websites for the maximum exposure. We'll make a video walk-through and display it on our website, in addition to HD pics, so applicants can get a good feel of the layout and condition.




Tenant Screening
We review income and pull credit, criminal, & eviction background checks.
Move-in inspections
We'll coordinate the move-in process, document the current condition with an HD video, and confirm the tenant has activate utilities, etc.


Renewals
We inspect the home 4 months prior to lease expiration to determine if it's appropriate to offer a lease renewal based on how the home is being cared for. We email you that decision but you can override if you choose. We send the renewal lease to the tenant 3 months before expiration and they have 30 days to sign or we take other action.
Turnover
A similar process occurs when we receive a move-out notice.

We'll notify you of the turnover and ask if you want to update rent, pet policy, etc.

We coach the tenant on how clean and make repairs.

After the move-out inspection, if needed, we dispatch to complete anything that was missed and bill the cost to the tenant.

Then we repeat the entire marketing, screening, and other processes to capture the best possible tenants.
