Pet Policy

Property Specific Pet Policy​

The landlord decides if cats, small dogs, or large dogs are allowed. 

Refer to the vacancies page to see if the home you are looking at allows pet.

Manager Approval Required:

Before occupancy, pets (cats and dogs) must be approved by the property manager.

  • Informing Management: Residents must notify the manager of any changes in pet ownership.

  • Pet Damage: Any damage caused by a pet, including but not limited to damage to flooring, doors, trim, window blinds, and cabinets, must be promptly repaired, cleaned, or replaced at the resident's expense.

 

 

 

Pet Care Guidelines:

  • Dog Age: Dogs must be at least one year old to be approved.

  • House-Trained: Both dogs and cats must be house-trained.

  • Odor & Infestation Control: Residents must prevent odors, infestations, stains, and excessive wear to the home.

  • Carpet Cleaning: Carpets must be professionally cleaned annually.

  • Air Filters: Air filters must be changed twice monthly. The manager will provide one filter; the resident is responsible for purchasing the second filter each month.

  • Crating During Maintenance: Dogs must be crated during maintenance visits.

  • Puppy Pads: Puppy pads are not permitted as a standard method of pet waste control.

  • Litter Boxes: Cat litter boxes must be emptied daily.

  • Neutering & Vaccination: All pets must be neutered or spayed and vaccinated.

  • Aquariums: Aquariums over 10 gallons are prohibited.

  • Breeding: The breeding of animals is strictly prohibited.

 

 

 

Excessive Animal Noise:

Reports of excessive noise, such as barking dogs or loud cats, will result in the manager withdrawing permission for the pets to stay on the property. The pet must vacate immediately.

 

 

 

Disposal of Deceased Pets:

Residents must ensure proper disposal of deceased pets per local regulations. Burial on the property grounds is strictly prohibited.

 

 

 

Outdoor Pet Guidelines:

  • Leashing: All pets must be on a leash and under the control of a responsible person when outdoors, unless the dog is within a fenced backyard.

  • No Tethering: Pets must not be tethered or left unattended outside unless they are in a fenced backyard.

  • Waste Disposal: Residents are required to clean up all pet waste both indoors and outdoors daily.

  • Feeding Restrictions: Residents are prohibited from leaving food or water outside for pets, whether their own or others, as it may attract other animals.

 

 

 

Guest Pets:

  • Residents are responsible for any pets that visit the property, regardless of how long the pet stays.

  • Pet Approval Required: Tenants must submit a Request Form under the Tenant tab for approval before allowing any pet (including guest pets) on the property, even in the front yard.

 

 

 

Prohibited Dog Breeds:

The following dog breeds are prohibited at any of our rental properties:

  • Akita

  • American Bully

  • Pit Bull

  • American Staffordshire Terrier

  • Chow Chow

  • Doberman Pinscher

  • Dogo Argentino (Argentine Mastiff)

  • English Bull Terrier

  • Fila Brasileiro (Brazilian Mastiff)

  • Japanese Tosa (Japanese Mastiff)

  • Perro de Presa Canario (Canary Mastiff)

  • Rottweiler

  • Staffordshire Bull Terrier

  • Any mixed breed containing any of the above breeds

 

Other Prohibited Animals:

  • Poisonous species

  • Exotic animals, farm animals, or livestock

  • Animals with a known bite history

  • Any pet rejected by insurance coverage

 

 

 

Lease Violation for Prohibited Pets:

If any of the prohibited animals are found on the property:

  • $250 Monthly Lease Violation Fee will be charged.

  • A 14-day notice to vacate will be issued.

  • No second chances.

 

 

 

Pet Rent:

  • Pet Rent Applies to properties that allow dogs and cats.

  • Billing Fee: A $5 billing fee will be added for each pet rent bill.

  • Pet Rent for Cats: All cats, regardless of size, are $49/month.

  • Pet Rent for Dogs: Based on the weight of the dog.

  • Pet rent does not apply to rodents, amphibians, reptiles, birds, or fish.

  • If pets are acquired mid-lease, pet rent will be added mid-lease.

 

Pet Rent Rates by Weight:

  • 0-29 lbs: $29

  • 30-39 lbs: $39

  • 40-49 lbs: $49

  • 50-59 lbs: $59

  • 60-69 lbs: $69

  • 70-79 lbs: $79

  • 80-89 lbs: $89

  • 90-99 lbs: $99

  • 100-109 lbs: $109

  • 110-119 lbs: $119

  • 120-129 lbs: $129

  • 130-139 lbs: $139

  • 140-149 lbs: $149

  • 150-159 lbs: $159

  • 160-169 lbs: $169

  • 170-179 lbs: $179

  • 180-189 lbs: $189

  • 190-199 lbs: $199

  • 200-209 lbs: $209

  • 210-219 lbs: $219

  • 220-229 lbs: $229

  • 230-239 lbs: $239

  • 240-249 lbs: $249

  • 250+ lbs: $259+

 

 

 

Unauthorized Pets:

If a pet is discovered on a property where pets are not allowed:

  • A $250 Monthly Lease Violation Fee will be added.

  • A 14-day notice to vacate will be issued.

  • If the pet is not removed within 15 days, an eviction will be filed.

 

 

 

 

Unauthorized Pets:

If a pet is unauthorized pet is discovered at the property:

  • A $250 Lease Violation Fee will be applied to the tenant’s account.

  • If the pet is found again, eviction procedures will be initiated.

 

 

 

Undisclosed Pets:

If you fail to get approval for a pet or fail to disclose it, an undisclosed pet will be treated as a violation.

  • Fees for Undisclosed Pets:

    • $250 Lease Violation Fee

    • $25 Processing Fee

    • $5 Billing Fee

    • Pet rent (as applicable)

 

 

 

Pet Rent for Undisclosed Pets:

  • Cats: $49 per cat

  • Dogs: Based on weight (estimated by the team member who discovered the pet). You may update the weight by submitting the Request Form under the Tenant tab.
